Building Owners & Managers

Monetize retrofit savings as certified carbon credits and shorten payback on building upgrades.

Make the retrofit pencil

Most deep retrofits die in the feasibility stage, and they die for the same reason: the energy savings alone don't carry the capital cost. Ontoly builds a second stack of capital on top of your savings, so the projects you already want to do can move further and faster.

The savings don't get you there. That isn't your fault.

‍

You have run the numbers. Maybe more than once. The heat pumps, the envelope work, the controls upgrade, the DHW replacement — the engineering is sound, the emissions reduction is real, and the payback still lands somewhere on the far side of the useful life of the asset. So the project sits, the building keeps burning gas, and next year the numbers look the same except the equipment is a year older.

‍

This is the most common outcome in building decarbonization, and it is not a modelling error. Operational savings were never designed to finance a fuel switch. In a lot of markets, cheap gas and expensive electricity mean a well-executed retrofit can cut emissions dramatically while barely moving the operating line. That is exactly the gap Ontoly exists to fill.

‍

A new stream of capital, from the emissions you are already removing

‍

When you remove fossil fuel combustion from a building, you create a measurable, permanent emissions reduction. That reduction has value to buyers in the carbon market — but only if someone can prove it happened, at your building, in your meter data, and not in a spreadsheet estimate.

‍

That proof is what Ontoly does. We are a carbon credit registry and certification body purpose-built for the buildings sector. We certify Building Emissions Reduction Units (BERUs) under the Building Emissions Reduction Standard (BERS), using measured pre- and post-retrofit performance data aligned with ASHRAE Guideline 14 Option C and IPMVP. Not modelled savings. Not a deemed value from a lookup table. Your actual utility data, before and after.

‍

Because the reductions are measured rather than estimated, they hold up to buyer diligence, and they command a price that reflects that. In the projects we have assessed, carbon revenue has covered a meaningful share of capital cost — up to roughly 40% in some cases — which is often precisely the difference between a project that clears the investment committee and one that doesn't.
